5 Things You Should Avoid If You Are Trying to Sell Your House

Selling your home is a science.
Although each buyer may have their own quirks they are looking for in a home there are a few different things that will almost guarantee that a home does not sell.
You should be sure to avoid subjecting any potential buyers to these problems.
First is the smell of your home.
Any buyer who comes into your home is not going to want to purchase something that is extremely odorous and contains scents of animals, cigarette or cigar smoke, or mildew.
The important thing is to remove the odors instead of covering them up.
This means don't buy a bunch of air fresheners in hopes that you will actually fool buyers into thinking your home doesn't smell.
Pets can be the second determining factor that causes buyers to not be interested in your home.
Some people don't like the presence of animals while others are potentially scared by them.
You should place any pets in a kennel or suitable crate during the showing or even have them go to a relative's house so the buyer has a chance to inspect the home without being bothered by an animal's presence.
Bathrooms are something that often get let go a bit and can get very dirty and grimy.
Be sure that you have thoroughly cleaned yours before a showing happens.
This means the tub and/or shower, sinks, toilets, and in any crevices that may be present.
You should scrub them and make them sparkle.
This can also help you by removing any odors that may be pent up in all the dust and dirt.
It may seem like hard work but it is well worth it if you consider that your home is going to sell.
Potential buyers don't want to see rooms that are incredibly dim.
In order to increase the appeal you should make the rooms bright.
Open any blinds or curtains that may hinder the natural sunlight from coming in.
You could also replace light fixtures and get brighter lights installed.
Another option that is very appealing to many people is a skylight.
The color of the paint that a room has can also cause it to appear quite dim.
If this is a problem you could try re-painting the rooms to change the entire atmosphere.
Another thing that may not hit you at first is that many buyers do not want the seller there when they are being showed the house.
Many feel incredibly uncomfortable looking at the environment if you are breathing down their neck.
They should be free to check in every corner, every drawer or cupboard, and closet if they desire to get a feel for the home.
Let your realtor handle the showing and go out for coffee or something fun while they do the showing.
If you are selling it yourself, steer clear and remain in a separate room so they don't feel smothered.
There is obviously no set formula that will automatically sell a home but avoiding these mistakes will improve your chances.
