How to Cut the Cost of Maintaining a Building

Whether you're run a University, a hospital, a hotel or another commercial type building, you are well aware of the steep cost that maintaining such a place on a day-to-day basis is.
The following are a few things to consider if you're looking to reduce the daily maintenance costs of running such a place:
  • Make note of each individual cost of running your building; such costs might include utilities, cleaning crew, grounds crew, maintenance, etc.
    Once you have an itemized list of all your costs, analyze each item, how often you pay for it, how often it actually needs to be done and how you can cut the cost.
    When you look at each item individually it allows you to get a better idea of how you can reduce costs.
    For example, you may only need a cleaning crew to come and deep clean once a week and you can have someone come and do a light cleanup in between the larger ones.
    This will cost less than deep cleans every other day and is sufficient for the cleanliness of your building.
    A similar arrangement may be made with the grounds crew.
    Instead of having a maintenance worker available at all times, consider having one on-call that is available to come work when you need them rather than having to employ them full-time.
  • Install a variable frequency drive (VFD) in your ventilation system in order to make your cooling and heating more efficient.
    A variable frequency motor in your ventilation system will reduce energy costs by controlling the air moved to match the system demand.
    The amount you save with a VFD is significant and will often pay for itself in a matter of months.
    Other ways to cut cooling/heating costs include having your heating and cooling units serviced on a regular basis, use energy-efficient fans and run them on hot days, close off portions of the building that you are not using and the heating/cooling ducts to those areas, and turn off lights, computers and other electrical equipment when not in use as those things generate heat as well.
  • Only use what you need and nothing more.
    If you are in a large building, but could thrive in a smaller one, downsize! It will cost you less on everything including rent and utilities.
    If you only need to use 10 computers, turn off the extras as they are wasting money.
    If you are not in the building, turn off the air conditioning or heater.
    If you are employing 50 individuals, but only have work for 40, let ten of them go.
    Be wise in how you spend your money.
