- No rooftop deck may be raised more than two feet above the point midway between the lowest and highest points of the roof surface supporting the deck. The front of the deck must be set back at least 8 feet from the face of the building on a flat roof and six feet behind the ridge line on a gabled or mansard roof.
- Permit applications for rooftop decks must be accompanied by construction documents signed and sealed by a professional architect or engineer licensed in Maryland. The engineer or architect must make sure that the electrical service to the building complies with the power company's rules and those of the city of Baltimore. Electrical service wires must clear the deck 36 inches horizontally and at least 8 feet vertically above the lowest point of the deck surface.
- If the homeowner wants to construct a rooftop deck supported by a party wall, she must notify owners of the affected adjoining properties in writing by certified mail, return receipt requested. Evidence of this notice must be submitted with construction documents.
