How to find the right tenant?

Landlords want tenants who they can trust their property with. The first few criteria are common like well presented, well mannered, non smoking and professional. Others look for the qualities like not causing a lot of disturbance in the neighbourhood. The ideal tenant is all of this and one who pays the rent on time and does not disturb the landlord.

The ideal tenant is an honest tenant, one who pays on time and yet resolves all tenancy issues with the landlord as efficiently. The landlord too is assured that the property is in safe hands and renter will voice their problems well.

But the difficult thing is that most landlords fail to identify the right tenant who has all these qualities. It's better not to trust only your instinct and does a thorough background check. Most people forget that tenants can scam people if they want. Most of the time, tenants appear to be having all the qualities, but once they agree to the contract, they sure can make the leaser's life hell. A research by the Residential Landlord's Association has found that landlords who did not carry out background checks are seven times more likely to take legal action for some reason.

Following the five steps enlisted below will at least ensure some safety against bad tenants.
Credit referencing

Property owners can hire agents or companies that will cross check the tenant's background and his authenticity. The leaser should check with the Electoral Roll to have some knowledge regarding the renter's previous addresses. Other things like an affordability check and also refer to their stored data in the agency.

Employer's reference

The renter's salary package, their job description and criteria all play a role in shaping the tenant's life style. A landlord should therefore always check with the place they are working in. This will give an idea about the tenant's lifestyle which will determine the decision of the landlord.

Bank's reference

Banks will always have the correct record of the renter's address. The bank will also ensure about the prospective tenant's account and this too will affect the landlord.

Previous property owner's reference
The previous will know about the behaviour and the mannerism of tenant and will give you the real picture. Most tenants happen to put on their best behaviour in front of the landlords, the true picture comes later. The owner can run back ground checks on the tenant and know about everything from their previous landlords.

Self reference

This becomes quite subjective and can vary. This is why the previous methods can be applied to the prospective tenant.
