- Mold requires three things to grow: moisture, warmth and food. According to the Environmental Protection Agency and the National Association of Homebuilders, the only factor that you can control to prevent mold in your home is moisture. Mold spores may remain dormant in your home for long periods of time. However, when they receive ample moisture, they will begin to grow again. By preventing moisture from collecting in places around your home, you can prevent mold from growing in your home. Areas of the home that are prone to moisture include under your kitchen sink where pipes may leak, around the seals and gaskets in your refrigerator where moisture may build up or in the basement where improper drainage can cause water to seep through the walls.
- If the humidity level in your home reaches 55 percent, then you have an environment in which mold can thrive. Most homes with central heat and air have lower humidity. However, rooms such as the bathroom and laundry room may have more humidity in them; particularly if they are not well ventilated. A dehumidifier can remove humidity from the atmosphere in these rooms.
- Leaks can occur in your home through a number of different sources; cracked chimneys or damaged shingles can allow moisture into your home. Poor insulation can cause ice buildup on your roof to melt from the underside, trapping water against your roof. Pipes and appliances should both be regularly inspected, and any leaks that you find should be fixed. The dirt around the exterior of your home should be graded so that the landscape slopes away gently. This will direct water away from your foundation and prevent leaks there. Windows should be sealed to prevent condensation leaks. If you have rain gutters, they should be cleaned frequently.
