What Is a Modular Mobile Home?

    Modular, Not Mobile

    • A modular home is built in sections in a factory, then shipped to its permanent construction site, where the various modules are assembled on a foundation. The end result is a home that's usually indistinguishable from a traditional site-built home. Unlike mobile homes, modular homes don't have a permanent chassis and axles, so they can't be towed to construction sites. Instead, the various sections typically are carried to the home site on flatbed truck, then lifted with a crane and placed onto the permanent foundation and finished.

    Time

    • Modular homes can be built much faster than site-built homes. At the same time that a modular home is being built in a factory, a contractor is preparing the foundation. They're done simultaneously, which saves time. Depending on the design, they can take a few weeks to 90 days from start to finish. That compares to six to 12 months for a traditional home.

    Quality

    • Because modular homes are built inside a factory, the building materials aren't exposed to damage caused by bad weather conditions or vandalism. In addition, extra strong building techniques are used because modular homes are hauled to their final destination on a truck bed, a journey that inevitably exposes them to jostling and potholes. If they weren't extra sturdy, they might not withstand the trip.
